Summary

1] SCHOEN SITE PLAN

The application represents a request for site plan approval of a 7,400 s.f. building to be constructed on a 1.549+ acre parcel located in the “R-O” zoning district.

2] FUCA SUBDIVISION

The application represents a request for subdivision approval of a 94.9 + acre parcel into five lots, all located in the “R-80" zoning district. The Applicant is proposing to provide access to the five lots by using two common driveways from East Branch Road. At tonight's meeting the Board reviewed the final subdivision plat. A public hearing has been scheduled on the Application for the March 6, 2003 meeting.

3] BURDICK SITE PLAN

The application represents a request for site plan approval to use a 9.84+ acre parcel as an equipment and storage yard. The site is located in the “I” zoning district along Route 22 north of the intersection of Route 311. The plan shows an asphalt parking area where large trucks and other equipment will be parked. No building is proposed at this time. The Board reviewed the site plan and requested additional information.

4] SHKRELI SUBDIVISION

The application represents a request for “final” subdivision approval for a proposed five lot subdivision. The parcel is approximately 118.949 acres, and located in the “R-40" and “R-80" zoning districts. Access to four of the five lots will be through a 50 foot easement from Ice Pond Road. The fifth lot has access directly onto Ice Pond Road.

5] KATHLEEN PETTEY

The Applicant requested a waiver of site plan requirements to permit a Chinese Take-out Restaurant to occupy a portion of the building located at 1 Front Street. The Board reviewed the application and granted the waiver.

6] FOOD STAR

The Applicant requested approval for a sign that will be located at 1 Front Street that will advertise a Chinese Take-out Restaurant. The Board approved the sign.

7] PUTNAM COUNTY SAVINGS BANK

The application represents a request for site plan approval of a proposed 12,520 sf addition onto an existing 3,100 sf building. The 1.5+ acre parcel is located in the “NS-1" zoning district. The site is currently used as an “Operations Center” by the Putnam County Savings Bank, who will continue to use the new facility. The Board granted a conditional approval for the Application on February 7, 2002. At tonight's meeting the Board granted a 90 day extension in which the Applicant needs to meet the conditions of the approval.

8] OTHER BUSINESS

a. Coleman Wetlands/watercourse Application - A public hearing was scheduled on the Application for March 6, 2003.

b. Fields Corners Road - The Planning Board had previously approved a subdivision with lots fronting on Fields Corners Road. The approval required that all new utilities be placed underground. Verizon is intending to place their new utilities overhead contrary to the approval. The Board will request Verizon to provide information as to why the utilities need to be placed overhead.

c. PenWest- The Board approved sending a recommendation to the Town Board for the release of a performance bond.
